Banya Rules & Policies

Authentic European Wood-Fired Sauna

These Rules & Policies are established to ensure the safety, comfort, and enjoyment of all guests. By making a reservation and using the Banya facilities, you agree to comply with the following rules and conditions.


1. Eligibility & Age Policy


  • The Primary Renter must be 21 years of age or older and must present a valid government-issued ID.

  • Guests under the age of 21 are not permitted unless accompanied at all times by a parent, legal guardian, or supervising and consenting adult.

  • Maximum capacity is 6 persons.

2. Health & Safety Guidelines


  • Alcohol, narcotics, and illegal substances are strictly prohibited.

  • Guests taking any medications must consult a physician or pharmacist prior to sauna use.

  • Discontinue sauna use immediately if you feel dizzy, light-headed, overheated, or unwell.

  • Sauna sessions should be limited to no more than 15 minutes at a time, with cooling breaks in between.

  • Drink water before and after sauna use to prevent dehydration.

  • Avoid eating 1–2 hours prior to your sauna session.

  • Shower before and after sauna use.

  • Guests with open wounds are not permitted to use the sauna.

  • Pregnant guests should consult a physician prior to sauna use, as elevated body temperature may pose risks.

  • The Sauna staff does not provide medical advice or treatment.

3. Sauna Use Rules


  • All surfaces inside the sauna are hot. Use towels, sauna hats, and provided accessories.

  • Do not use lotions, makeup, oils, or chemicals during the sauna session or before using the pool.

  • Smoking is prohibited in the sauna, pool, deck, and rest areas.

  • Shoes must be removed before entering the sauna; do not step on benches with footwear.

  • Do not overheat the sauna:

    • Add no more than three (3) wood logs at a time.

    • Use only the prepared firewood provided.

    • Do not chop wood yourself.

  • Keep sauna doors and windows closed to maintain proper temperature.

  • Do not leave the sauna stove door open.

  • At the end of your session, turn off lights, close water valves, ensure no water is leaking, and close all doors.

4. Pool & Water Safety


  • Pool depth is 5 feet.

  • The pool is for swimming only. No diving, jumping, or rough play.

  • Children must be supervised at all times near the pool and deck.

  • Swimming in the pond is strictly prohibited.

5. Property Care & Cleanliness


  • Guests must keep the premises clean and orderly.

  • Wash all used dishes and kitchenware and dispose of trash properly.

  • A cleaning fee may be charged for excessive mess, dirty dishes, or leftover trash.

  • Guests are financially responsible for any damage to property, equipment, or appliances caused by their party.

  • The facility is not responsible for lost, stolen, or forgotten personal items.

  • The Sauna does not provide food, drinks, towels, swimsuits, shampoo, flip flops and other equipment. You must take your own. The Sauna has sauna hats; you may use them or take your own.

6. Fire & Emergency Procedures


  • In case of a small fire, use the fire extinguisher or water hose and notify staff or management immediately.

  • In the event of a life-threatening emergency, call 911.

7. Reservations & Attendance


  • All reservations must be made at least forty-eight (48) hours in advance.

  • Guests must arrive and depart on time according to their reservation.

  • Overtime use will result in additional charges.

  • Management reserves the right to end a session without refund in the event of rule violations or unsafe behavior.

8. Damages & Additional Charges


At the time of booking, the Renter must provide a valid credit or debit card, which will be kept on file.

The Renter authorizes the Owner to charge the card on file, in whole or in part, for any additional costs arising from the session, including but not limited to:

  • Property damage

  • Rule violations

  • Overtime use

  • Improper cleaning or failure to leave the premises in proper condition

  • Any other issues resulting from use of the sauna or the premises

If the total amount of damages or additional charges exceeds any applicable pre-authorized amount, the Renter agrees that further charges may be applied to the card on file.

9. Assumption of Risk & Responsibility


  • Use of the Banya facilities is entirely at your own risk.

  • Guests acknowledge the inherent risks associated with sauna heat, cold exposure, pool use, and related activities.

  • Each guest is solely responsible for monitoring their physical condition and determining whether participation is appropriate.

  • The Primary Renter agrees to inform all guests of these Rules & Policies prior to use.

  • The Primary Renter is fully responsible for the behavior and safety of all guests in their party.

10. Cancellation Policy


Cancellations must be made at least twenty-four (24) hours prior to the scheduled session. In such cases, the payment may be applied as a credit toward a future session.

Cancellations made less than twenty-four (24) hours before the session will result in forfeiture of the payment, and no credit will be issued.
